The Northern Virginia housing market remains active, but buyers and sellers are navigating a changing landscape. Earlier this year, many homes were receiving multiple offers, waiving contingencies, and selling quickly. While we're still seeing strong activity for well-priced and well-prepared homes, buyers are becoming more selective and taking a closer look at their options.
One factor influencing the market is interest rates. Mortgage rates are currently hovering around 6.6%, up from approximately 6% at the beginning of the year. While that increase may seem modest, it impacts affordability and monthly payments, causing some buyers to be more cautious in their decision-making.
At the same time, many homeowners continue to hold mortgage rates that are significantly lower than today's rates. For those considering a move, giving up a 2% or 3% mortgage is a major financial consideration. As a result, the people buying and selling today are often doing so because of a life change—a growing family, a new job, downsizing, retirement, relocation, or a desire to be closer to family.
Inventory has improved compared to where it was a year ago, giving buyers more choices and creating opportunities that simply didn't exist during periods of extremely limited supply. That said, desirable homes that are priced correctly and show well continue to attract strong interest and, in many cases, multiple offers.
The biggest takeaway is that real estate remains highly local. Some neighborhoods and price points are moving very quickly, while others require more patience and strategic pricing. Understanding what's happening in your specific market segment is more important than ever.
For buyers, this can be a great time to explore opportunities. While competition hasn't disappeared, it is often less intense than it was earlier this year, and there are more homes available to consider.
